FINAL WALK-THRU WITH PM

We had our final walk-thru with our PM on Thursday (09/01/2011), which lasted around 3 1/2 hours.  The meeting started with the PM providing us with a binder of information regarding our house.  It has information regarding the RH service (30 day, 10 month, and on-going), warranty information, maintenance, community, utilities, lawn maintenance, etc.  Then we moved onto the walk-thru and this is when we brought up some of this issues from our meeting with the home inspector.

Attic
> Insulation rating - R38
> Hole in roof - PM will fix
> HVAC - PM will have inspected and fix leaking water
> Data Line - PM mentioned that we could hook up our wireless router

Master Bathroom
> Glass Wall - PM suggest to use RainX on the glass
> Spa Shower System - is broken and they are waiting for a replacement; PM will look for the remote control
> Shower basin - PM indicated he will re-caulk
> Exhaust fan - we found it interesting that the main area did not have an exhaust fan; only fan is in the toilet area; PM indicated that we can open the window, which we found a little odd.
> Closets - the extra space was closed of with no operable door; PM stated that this is not considered extra storage space; we were under the impression that we would have operable doors to access this space

Bedroom #2
> floor in closet - squeak, PM will fix

Bedroom #4
> baseboard - water damage, PM will replace
> light socket - sticking out from the wall; PM will fix

Bath #1/Bath #2
>Shower stalls - PM indicated he will re-caulk

Foyer
> Floor - soft spot, PM will contact Rusmur to repair
> Main Stairs - a few stain issues, PM will have fixed

Study
> Socket - loose, PM will repair
> Wall - back wall you can tell where Spackle; PM will touch up
> Window - top of window reflect caulking; PM will remove

Solarium
> Door - dings; PM will fix

Living Room
> crown molding - paint, PM will touch up

Kitchen
> Dishwasher - water leaked on floor; seal was not installed correctly; fixed while we were there

Family Room
> Fireplace - PM demonstrated how to turn on/off pilot; PM will touch up paint on bottom panel
> Stairs - landing, PM will fix bottom corner where wood is missing

Basement
> HVAC (solarium) - previously the pump was leaking; PM had it replaced
> HVAC (main) - PM will have inspected and fix leaking water
> Egress window - requested for a screen
> Door - to HVAC/storage area, louver needs fixed

Exterior
> Solarium - brought to PM attention our home inspectors concern regarding no flashing or caulking where the Solarium walls meet the brick: PM will fix

Roof - PM indicated that he feels that the roof is damaged from workers and does not feel that the shingles are defected; PM will have the roof and shingles inspected and will fix any issues

Garage
> ceiling - we found a leak above the 2 car garage door; PM will look into to determine where the leak is coming from

> floor - several areas of erosion; PM will repair
*PM suggest that we paint vs. seal

Walkways - PM suggest that exterior concrete be sealed with a penetrating sealer (i.e. EucoGuard 100)

Driveway - final asphalt will be poured in the Spring. 

Overall it went well and there are a few issues that need to be addressed before we move in on Wednesday (09/07/2011).

I'm exactly one week behind you. We have out walk-through this Friday and closing the following Wednesday. Good luck!!!!!! Did you receive your "Clear to Close" from NVR yet?

@G - yes, we received our "clear to close" mid-last week and they stated that they had everything they needed and gave us the $$$ for closing. Then we received an email stating that we need to provide a copy of our last paystub, that we just received that day. Too funny!!!

HW - I had the same thing happen with NVR. Except we got dinged for more info TWICE after they said they had everything they need. I think at NVR, having "everything we need" means something different than it does to the rest of the world.'

House looks great, and it seems as if most of you items were minor in nature, which is great. Our PM was able to have our entire list finished between our meeting and our closing, which was amazing.

Its interesting that they aren't pouring the final driveway until spring. What is the reasoning behind that?

Congrats on everything seeming to go well.

I am not an insulation expert, but if there is too much insulation is that a bad thing...also, was it only too much in one area or was it consistently too thick throughout the entire attic.

What was the issue with the dataline in the Attic section?

Not good hearing your Spa Shower is not working...what part is not operational? Control panel? Valve unit? Obviously I was hoping to hear that it was working and was fantastic since we have the same unit going in.

All those "water" issues scare the pooh out of me...I hate water issues...nothing scares me more and nothing can be more frustrating to find and fix...hopefully all those get taken care of and...

Interesting that the access door in your closet is not a real door...we have one in each of our master bedroom closets and they both are operational...not a big area behind it, but there is a floor and it will be a great place to store luggage.

Overall, it sounds like things went very well during the walk thru...it is a big house and sounds like everything other then the HVAC and shower were pretty minor....keep us posted and Good Luck with closing, packing, and moving!!!

@BD - regarding the insulation, we think it was the same thickness. we will follow-up with our PM regarding your concern...thanks!

regarding the dataline in the attic, this was a surprise for us, we didn't ask for it and it was just there.

regarding the Spa Shower system, RH broke the contol panel and are waiting for a replacement control panel. They hope to have a new one installed prior to our closing.

regarding the water issues, yeah we are not too happy about all of the issues as well. Especially the HVAC units because of all of the horror stories that we have read regarding RH and HVAC systems not being installed correctly.

regarding the access door, yeah we are not too happy about this either. We saw on your blog that you have them and our PM stated that RH don't install operable doors in the closets. Was this standard for you? Also, did they have to add insullation to the door and the space?

The issues with the roof also make us a little nervous. We are hiring a separate inspector to take a look at the shingles.

We are glad the access doors are there and this was not one of our long list of options...it is standard...either that or our PM is taking care of us...the access door will have insulation on the back of the door, but the space behind it will not be insulated, but a roll of insulation will take care of that. We also have an access door from bedroom #3 into the attic space above the solarium...it really isn't usable space at all and we will have to strategically place a piece of furniture in front of it.

@BD - we will have another conversation with our PM regarding the doors in the closet. We also planned to use this space for storage...nothing major, but it would be nice to have a little extra space for those items that you don't use that often. Also, we have an access door in bedroom #2, it is located in the closet, which is nice. However, we are concerned about small children accessing that space. We agree that the space is not usable space and we plan to place a lock on the door.

@RR - regarding the asphalt driveway, they layed the 1st layer; however, they plan to do the final layer in the Spring on all of the asphalt driveways. This way the ground has time to settle.
