Well here is the update:
We were about to drop our Realtor and take the house off the market until after the holidays and then place the house back on the market with a new Realtor.
However, we receive some feedback from the couple that took a 2nd look at the house, which was the Realtor told us not to expect any feedback until after Dec. 11th. Why that date, who knows. So we hang in limbo.
Then last week we received a call from the Realtor that another couple wants to look at the house on Saturday (12/03/2011). To date, we have not received any feedback.
The good news is, we are receiving some traffic....however, we are sooooo beyond frustrated that we have to hang in limbo.
I (HW) is beyond frustrated with the current Realtor and is sooooo ready to move onto another Realtor. I have already made a few calls and will be ready to jump at a moments notice.

TWO WEEKS AND NO FEEDBACK
We reached out to our Realtor again today and still no feedback. We are beyond frustrated ... we will provide you with more information in a few days.

ANXIOUSLY WAITING
On 10/30/2011, we finally had another potential buyer look at our previous house and we received some good and bad feedback. With no surprise to us, they expressed concerns regarding the neighbors and they needed some time to do some research on the school district; however, they really liked the house. Last week, we received notice that they were interested in taking a second look at the house on Sunday (11/13/2011). We are anxiously waiting for a response.

LOOKING FOR A MIRACLE...

As you all know, we placed our current house on the market 109 days ago. Recently, we lowered the asking price to see if that would stir up some interest, but no calls, no visits, NOTHING!!! We are now looking for a miracle to help us sell our house. Well let me just tell you what I found out at the hair salon a few weeks ago when my hair dresser mentioned to me that some people bury St. Joseph in their yard to help them sell the house. I will have to tell you, at first, I was a little sceptical, but when I got home I looked it up on Snopes.com (click on link to see more info) to find out that she is not kidding. They sell statues, a book, and kits (includes book/statue).
So yesterday, I went to the local Family Christian Store. They didn't have the kits and I didn't want to waste time to order and wait to receive a kit in the mail...
...and they didn't have the book St. Joseph My Real Estate Agent...
...so I just purchased a St. Joseph statue.
Now I am on-line trying to find out the proper way to bury the statue. Does anyone have a "St. Joseph" story or advice they would like to share?

Current House Status Update - Week 11 and 12
Well its been 2 weeks since we posted an update regarding the status of our current house and we are now into August with no offer in sight. We heard back from the couple that we were hoping would submit an offer (see post Cross Your Fingers...) and were shocked with their response. They stated that they didn't like the layout of the kitchen and that there is not enough cabinet space. This was a little shocking to us because we believe that our current kitchen has more cabinet space than the kitchen in our new house and we just added a huge pantry to the kitchen. The cabinets were new to the house 13 years ago; and are in really good shape. For a 108 year old Victorian house, this kitchen is about 3 times the size as a typical kitchen for this style of house.

Needless to say, there is not much we can do about it; so we continue to focus our energy on the things we do have some control over. Last week we decided to drop the price and we were hoping to stir up some activity. However, it was another very quiet week.

Current House Status Update - Week 10
Well another slow week; however, as mentioned in a post earlier this week ("Cross Your Fingers...") we had a young couple stop by to take a look at the house. Unfortunately, our realtor has not heard back from their realtor. So we play the waiting game. Hopefully, they will approach us with an offer.
Update on neighbors:
Not much progress....the neighbor that had the mulch delivered has not done much. The mulch is still in the driveway, less about 3 wheelbarrow of mulch. The other neighbor has cut his grass, but the playground set is still sitting broken down in the backyard covered in weeds. We have received no follow-up from the borough.

CROSS YOUR FINGERS...
As you know from previous posts, its been a few weeks since we have had any activity on the current house. Just as we were about to contact the realtor to discuss our options regarding our current house; yesterday, we received a call from our realtor indicating that someone wants to look at the house at 6:30 pm on Tuesday. So we spent the last 24 hours cleaning up the house. We left the house a little before 6:00 pm and drove by the house at 7:30 pm to find out that the potential buyers were still there. Either they were late or they were taking their time looking over the house. So we parked down the street a bit and stalked our own house. They came out shorty after we arrived...it was a young couple with a new baby (our guess is the baby was less than a year because s/he was still in a cradle). They took their time to look over the yard, which we hope is also a good sign.
We so hope that this is the one and that we get an offer within the next day or so. We will keep you posted.

Current House Status Update - Week 8 and 9
Sorry we didn't post last week regarding the status of our current house. So we decided to add last weeks post to this weeks post. Not much to report...still no calls, no showings. We didn't get a chance to contact our Realtor regarding our next step. However, we plan to follow-up with him within the next week to discuss our options.
Update regarding the neighbors:
We haven't heard back from the council president regarding the status of our complaint. However, last Friday we noticed that the one neighbor had a bunch of mulch delivered and that he has been spending some time (a very small amount of time) in the front yard with the weed whacker and laying some mulch down. However, we believe that this is just a band-aide to the real problem and that it is not going to take care of the problem. Also, we are still waiting for him to remove all of the junk from the front and back porch and to take down the Christmas lights that they hung up 13 years ago and never use.
We plan to reach out the council president AGAIN to see if we can get a status on our complaint... i.e. how long did they give the neighbor to comply with the complaint.
For now we are trying to stay optimistic that we will get an offer and be under contract by the end of July.

Current House Status Update - Week 7
Well the second week; no showings, no calls!!!! We understand that it is summer and people are very busy and are on vacation. However, we were hoping that it wouldn't come to this. We plan to meet with the realtor next week to discuss our strategy.
Update on the neighbors:
We received a response this morning via email from the borough's Council President (not from the borough's Compliance Officer) stating that (paraphrase), "sorry for the delay; however, I didn't realize your emails were going to SPAM. Please send me the address of the property." What...we already gave you the addresses. After the initial frustration wore off; we were thankful that we at least received a response. We provided the address information and we will continue to follow-up with them until we see some results.

Current House Status Update - Week 6
This week was very quiet regarding selling the current house. No calls, no showings, NOTHING!!! We received an email from our Agent, which was a follow-up email to another Agent that showed the house to a couple that expressed some interest and they are early in the process and are not ready to make a decision. However, the Agent mentioned that ... our house is the favorite in the ------- area. That made us feel good; however, we would feel better if we got an offer.
Update on neighbors: We reached out to set-up a meeting with the borough and guess what --- we received NO response. No real surprise there. So we plan to move onto the next step - reach out to the other neighbors and to the county health department.

Current House Status Update - Week 5
This post is a few days late because we were away on vacation. We wish we had better news...to sum it up...some positive feedback, but still no offer.
Follow-up on Open House - Sunday, 06/05/2011
We had several individuals stop by to see the house and one agent brought a wife from a previous visit. However, no offer.
On Friday (06/10/2011) we had another potential buyer visit the house. We received some positive feedback. The individuals already live in the area and love the house; however, they are worried about some of the old wiring and the slope in the backyard; and they are a few months away from putting their house on the market.
Follow-up on complaint regarding the conditions of the neighbor's property and house.
We have not heard back from the borough on our follow-up regarding the condition of our neighbor's house and property. We plan to reach out to the borough to set-up a meeting before we start to reach out to other neighbors to formally file a signed petition. We also plan to take the issue to the county health department to see if they can provide any assistance. We will keep you posted.

Current House Status Update - Week 4
On Tuesday, we received feedback from the showing last Thursday (05/26) - the guy loved the house and was going to bring his wife over the weekend to see the house; however, his co-workers talked him out of pursing the house because of the location. Once again we receive feedback on something that is out of our control.
We are a very disappointed that our Realtor didn't even try to put a spin on the location - isn't that his job, to SELL our house. As for our location and neighborhood, we are within walking distance of a major busway to get in/out of Pittsburgh; as well as, parks, banks, shopping (grocery/retail), hair/nail salons, restaurants, etc. We take a walk to the park and to get ice cream almost every evening. We play in our front yard and on our porch almost every evening. If you look at the statistics, our neighborhood crime is very low when compared to Pittsburgh and the national average. Also, the school district is comparable if not better when compared to the other school districts of our competitors - not the best and far from being the worst. However, we are closer to a few neighborhoods (than our competitors) that are below average and this is what hurts our location. We have lived in this house for 13 years and we never had to report a crime, nor have we heard of any of our neighbors that have had to report a crime. We don't live in constant fear nor do we feel that we always have to keep the windows and doors locked when we are home during the day. We don't have drive-by shooting; nor do we hear gun shots go off at all hours. This is a safe neighborhood. Also, all of the houses/property on our street are well kept, except for our neighbors. This hurts us as well and is one of the major reasons why we are pursuing our complaint with the borough.
All well, enough of that, lets move on....Thursday (06/02), we had another showing, but haven't heard back from our Realtor yet. Sunday (06/05), an Open House is scheduled and we are being very hopeful that this is the day we receive an offer!!!

STAYING COOL...WHAT ARE YOUR THOUGHTS?
For the bloggers that live in the Pittsburgh area, it feels like overnight that the weather went from weeks of rain to 90 degrees. One of the many things that we look forward to in our new house is central air because our current house does not have central air and we depend on several window A/C units to cool the house. The listing reflects that the house includes window A/C units. However, there is a debate on do we put the window units in or not. On one hand, if we install the window units we are concerned that the look and noise of the window units may turn off a potential buyer. On the other hand, if we don't install the window units that the potential buyer may be discouraged on how warm the house is.

Current House Status Update - Week 3
Well another week and no offers. Due to the lack of attendees, we decided not to have a Realtor tour this week. However, we did have a man look at the house on Thursday that indicated he would bring his wife back to look at the house. To date, we haven't heard back from them, but it has given us some hope that the house will sell.
Update regarding the neighbors: Well it appears that the "hoarder" was removing items from his back porch so that he could replace a refrigerator. Neither neighbor has made any additional attempts to clean up their yard or house. It looks like we will make another complaint to the borough compliance officer...this time it will also go to his superior.
We look forward to another week of great weather and hope it will bring out a buyer.

CURRENT HOUSE - NEIGHBOR UPDATE
This is an update on the posting regarding our neighbors. We arrived home today to find out that the "hoarder" neighbor actually removing items from his back porch...that's a start. And the other neighbor actually cut his front yard and we can only hope he will clean up the back yard as well. We guess that the code enforcement officer was getting tired of us filing complaints. Our next step is to contact the mayor and then the county. We will wait a few days to see how much progress is made before we move forward.
On another note, we had another potential buyer look at our current house this morning and we are waiting for feedback, even better maybe an offer. We will keep you posted.

Current House Status Update - Week 2
We received a text Sunday morning from our Realtor stating that another agent has a potential buyer interested in seeing the house. So we tidied up the house and took off for a few hours. A few days later we received some feedback from our Realtor, which is nothing that surprised us. However, anytime you receive negative feedback - it hurts. Especially, after you spent so much time and money to fix up the house.
There is one issue that is out of our control - our neighbors on the right and left - lets just say to be nice have let their house and property go. The one neighbor has never cut their grass and we believe they are hoarders and the other neighbor cuts the grass about once a month and the backyard has a wooden playground set that has fallen down and the grass has never been cut. We filed a complaint with our borough, but nothing has changed. We don't know what to do next and it is soooo out of our control and it is driving us nuts.

Current House Status Update - Week 1
Well it has been one week since the current house went on the market and "no interest". The local Realtor tour was yesterday and no Realtors showed up. We spent many hours getting the house prepared to show and for noone to show up was very disappointing. We wished for a quick sale, but knew with the way the economy is right now that it probably wouldn't happen. We can only hope that next week will be better.

HOUSE FOR SALE
We have been MIA for about a week now because we have been very busy working on our current house to place it on the market. Today, our realtor took the pictures and video of the house (what a beautiful sunny day with no rain) and we have been told that the house will be listed by the end of the day. Hopefully, we will receive some interest in the next few weeks and the house sells quickly.
As for our RH house, we met with our RH rep. last week and finalize our options. We will post more details in another post. We did find out that break ground has been pushed out 1 additional week from May 25th to June 1st.
Now we have to catch up on what other bloggers are up to and will post more about our final selections in the next few days.

RAIN, RAIN, GO AWAY.../ EASTER WISHES
We are so tired of the rain. Today was the first day we haven't seen rain in some time. However, rain is predicted for the next 3 days. We really want to get the outside of our current house in order so the realtor can take pictures/video on Tuesday (04/26); however, the rain seems to be delaying our progress.
We have decided to take a break from all of the house stuff and focus on some family fun. This evening, we plan to attend our daughter's art show located at her school and enjoy a nice dinner out together and this weekend we plan to spend time with our family. HAPPY EASTER, EVERYONE!!!

CHANGES...
We are very busy in getting our current house in order so it can be placed on the market May 1st. One thing we would like to do is to stain our deck, but with all of the rain we don't believe we will be able to get to it prior to the pictures/video, which is scheduled to be taken next Tuesday (04/26). So we are focusing on the things we can control (i.e. painting, cleaning, declutter, etc.).
Also, we have made a few changes with the new house.

- Main Floor - changed from Hardwood/Carpet to the standard vinyl and carpet flooring. Our plan is to upgrade the flooring after closing. This may delay our move-in date, but we felt it is a decision that will save us money in the long run.
We had our 2nd meeting with Guardian to finalize our options, as follows:
- Security System - Base package, which includes standard keypad, 1 pet motion detector, 1 control panel, 1 siren, 3 door contact, 1 heat, and added 1 glass break detector and 1 carbon monoxide detector; Also, received 6 month free.

- Audio System - Lyriq Standard 4 Room Audio, which includes 1 main source input, 1 local source input, 3 pair of Klipsch R1650C In-ceiling, 1 multi-source input and added 1 AW 500 SM Dual Voice Coil Outdoor speakers, upgraded 4 source eight-zone distribution module; added Lyriq Standard 2 Room Audio, which includes 1 main source input and 2 pair of Klipsch R1650C In-ceiling
- Custom Tub - in progress - we are working with Ryan Homes to not install the standard built-in whirlpool tub in the Owner's Suite bathroom so we can install a stand-alone claw foot (jetted or whirlpool) tub.
- Custom Shower head - in progress - we are working with Ryan Homes to install the standard shower head in the Owner's Suite bathroom shower and add a custom rain shower shower head
- Outdoor Sprinkler system - in progress - we are working with Ryan Homes and independent contractor to coordinate installing a outdoor sprinkler system that will be installed after closing. This will delay landscaping provided by Ryan Homes.
- Appliances - in progress - we are working with Ryan Homes to finalize our selection for a stainless steel gas cook top, double-oven, dishwasher, and microwave (optional). Waiting for Ryan Homes to provide the specs for the alternative location for the microwave. May not purchase microwave from Ryan Homes.
- Columns - added columns, which will reflect between the dining/living room and Owner's Suite bedroom/sitting area
- Electrical (outlets) - in progress - we need to meet with Ryan Homes to finalize the selections/upgrades. We want to add multiple outlets and ceiling light/fan box in various rooms.
