Current House Status Update - Week 4

On Tuesday, we received feedback from the showing last Thursday (05/26) - the guy loved the house and was going to bring his wife over the weekend to see the house; however, his co-workers talked him out of pursing the house because of the location.  Once again we receive feedback on something that is out of our control. 

We are a very disappointed that our Realtor didn't even try to put a spin on the location - isn't that his job, to SELL our house.  As for our location and neighborhood, we are within walking distance of a major busway to get in/out of Pittsburgh; as well as, parks, banks, shopping (grocery/retail), hair/nail salons, restaurants, etc.  We take a walk to the park and to get ice cream almost every evening.  We play in our front yard and on our porch almost every evening.  If you look at the statistics, our neighborhood crime is very low when compared to Pittsburgh and the national average.  Also, the school district is comparable if not better when compared to the other school districts of our competitors - not the best and far from being the worst.  However, we are closer to a few neighborhoods (than our competitors) that are below average and this is what hurts our location.  We have lived in this house for 13 years and we never had to report a crime, nor have we heard of any of our neighbors that have had to report a crime.  We don't live in constant fear nor do we feel that we always have to keep the windows and doors locked when we are home during the day.  We don't have drive-by shooting; nor do we hear gun shots go off at all hours.  This is a safe neighborhood.  Also, all of the houses/property on our street are well kept, except for our neighbors.  This hurts us as well and is one of the major reasons why we are pursuing our complaint with the borough.

All well, enough of that, lets move on....Thursday (06/02), we had another showing, but haven't heard back from our Realtor yet.  Sunday (06/05), an Open House is scheduled and we are being very hopeful that this is the day we receive an offer!!!

Update regarding the neighbors: We sent a follow-up email to the borough compliance officer (copied his superiors).  This email included pictures of our neighbor's house/property taken from our windows inside the house.  We also expressed our disappointment because we have not heard back on the status of our complaint.  If we see no progress and if we do not receive a follow-up from them, then we plan to follow-up with them 'in person'.  We also plan to go to the other neighbors in our neighborhood to see if they will sign the complaint that will be taken with us when we met with them face to face.

Hopefully soon you will get an offer and this is the perfect time when you have an open house since there will be people popping in and out of your house to take a look around. I will be sending positive thoughts your way and fingers/toes are crossed. It will happen just hang in there and soon enough someone will fall in love with your home. =)

It sounds like you do a great job of hitting all the high points of the neighborhood yourself!! Did you ask your realtor if they discussed these exact issues with the last potential buyer? After all, his co-workers won't be living there, he would be.

I'd say if your realtor doesn't start talking up your house and location soon, get another one!! It IS their job to talk it up and SELL IT!!

I still think your house is amazingly beautiful! Fingers crossed you get an awesome offer on it soon!!

I tried posting a comment on your current house page but it didn't take. Your current house is lovely and your new home will be amazing. Keep the faith..it's a crazy buyers market out there. Remember, most realtors today haven't been selling homes for a long time and they spent most of their career in a market where the houses were selling faster then they could post the For Sale sign. The house we just sold was priced to sell and we were getting decent traffic thru the house with feedback that the house was priced appropriately. We dropped the price and 80% of the people who came thru said the home was priced too high including the couple who bought it...go figure...it's a lot of luck, but I must say our Realtor was all over it if any little bit of interest was detected.

Thanks for the words of encouragement. It is very frustrating when it is something that is out of your control. We believe our house will sell...it's just the unknown is scary.
