HOME INSPECTOR - STATUS UPDATE

Yesterday we received a call from the PM stating that the RH sales rep (who is currently on vacation) told him to contact us and to work with us regarding our request for a home inspector.  The conversation with the PM was a little wishy washy and at first he still was not very accommodating.  He indicated that he didn't want to be the one that had to coordinate scheduling; and we informed him that the home inspector prefers to work directly with us and we will handle the scheduling and deal with any findings accordingly.  After a long conversation about how it is his responsibility (and job on the line) to ensure that he enforces RH policy that no unauthorized contractors/individuals are on the property without the present of an RH representative; he stated that the home inspector could be present during the pre-drywall meeting and final walk through.  However, if the home inspector is on the property at any other time; he didn't want to know about it.  Also, when we asked him when we would know when the pre-drywall meeting would be; he informed us that he will be able to tell us 2 days prior to the meeting; however, was not able to give us a tentative date.  We assume it will be some time after we meet with Guardian, which is currently scheduled for 06/30/2011.  Plus, we assume that RH will need some additional time for electric/plumbing to accommodate our custom requests.

Since we are in the early stages of framing, we have decided to wait until our RH sales rep returns from vacation (next week) and plan to meet with her to make sure that we are all on the same page and express how disappointed we with how this was handled.

@BD - Our building cycle is actually 90 days (June 1st - Aug 29th); however, they gave the PM additional days to accommodate our custom requests...that is why our PM stated he has 100+ days.

Glad you got that squared away (mostly). Our sales rep told us that we were welcome to bring our own inspector. I think she specifically mentioned the pre-drywall meeting - we will verify that tomorrow at our pre-construction meeting. I'll be interested to hear how your sales rep reacts to the arrangements.

If your PM plans to use as many days as possible for his own benefit (avoid setting high bar), why would he be so dumb as to blatently tell you that??

Thats like a waiter saying, "heres you food. I dropped it on the ground but its easier for me to give you the dirty food instead of getting you a fresh dish. Dig in!"

Sounds like 180 degrees from what we got. Our PM said that we could have a home inspection every day if we wanted to pay for it. Still sounds fishy to me. If everything was being done right, there would be no reason to hide anything.

Our experience so far with our PM has been like NkyRavenna has stated...very positive and welcoming. Hopefully your sales rep can help with what appears to me like problem PM. I think we will also know if you are having a problem if we catch up and pass you during the build cycle...lets hope not for your sake.

I'm sorry, but.... Your PM sucks. He has a shotty attitude about EVERYTHING it seems. His job it make to make YOU (the customer) a beautiful home, keep you informed, and make YOU happy. It is NOT the other way around. Just remember all this crap when it comes time for that wonderful questionnaire that Ryan sends you after closing. Be brutally honest. You are a much nicer person than me. I would make my hubby tell him off. lol (I would never do it myself. lol. I'm such a chicken).

I'm really sorry your PM is so...YUCK! But I am really glad you FINALLY get your inspector!! =) Yay for the Ryan rep!! =) Let us know how how it all turns out!
