We spoke to our PM on Friday (06/17/2011) to find out that our community does not allow private home inspectors in during the building process. We can have a private home inspector inspect the house after our final walk through with RH AND even then our PM stated, just because a private home inspector finds something does not mean it has to be fixed by RH; unless the finding is against code or RH building standards. It is our understanding that RH owns the land/house and can restrict whoever they want from entering the property until after we close.
We found this conversation very disturbing. Our RH sales rep. is currently on vacation; so we were unable to follow-up with her on Friday. We plan to contact RH on Monday to see if we can find out more information. We are mad at ourselves for not bringing the home inspector subject up sooner.
Has anyone else ran into this situation and if so how did you handle it?

That is a bunch of crap...sounds like your PM is blowing smoke somewhere. I would press your sales rep HARD to allow you to have the home inspected by a professional.
Both our sales rep and our PM said it was not a problem and if it meant piece of mind for us then by all means get our own inspector. They said the same thing about.
I am also trying to figure out what "custom" items you have done to warrant 15 days more then us...again sounds like some smoke blowing...our PM even said the 85 days has fluff built into it in case of problems or delays. We have a ton of custom items as well, but none of them have triggered a conversation about changing the length of the build cycle.
I agree with BD we had the same conversation with our rep who stated we could have our own inspector. If you can't get answers from your PM contact the regional office and go above his head.
@BD - We only have a few custom request, which entailed obtaining approval outside of the specs.
*Custom Tub - RH is only installing the plumbing, we are responsible for installing the tub after closing. RH will tile the wall around the tub; which was also an issue at first, but has been corrected. This request also entails an addtional dedicated GFCI outlet or they can hardware the motor to a swich - waiting for RH to let us know which way then plan to proceed.
*Custom Spa Shower - RH purchased and will install all components. This request also entails an additional dedicated GFCI outlet.
*Garage Service Door - this had to be approved because we had a 3 car garage and RH said this was not a standard option.
*Garage Additional Insulation - I can't believe that this would cause much of a delay.
*110v outlets - added a few additional outlet, but probably nothing out of the norm.
*ceiling fan rough-ins - added 7 and we have to install the fans after closing; once again I can't believe that this is out of the norm.
*Kitchen Pendant lights above gourmet island - RH is going to add the outlets and we have to install the lights after closing.
*Flooring - nothing custom here; actually, we removed the hardwood floors and some carpeting, which is replaced with vinyl floors and I would think it would take longer to install hardwood than the vinyl.
We are in the process of trying to get in contact with our RH sales rep fill-in while she is on vacation. If we don't hear back from someone on Monday, we will go above her head for further clairification regarding the home inspector and building inspector.

@HW...there is nothing on your list that we aren't also doing...anything that is electric probably won't add any additional time at all, and we have a sunroom and a closed in family room...maybe our 85 days are aggressive...time will tell.

RH has always welcomed outside inspectors.
On top of that, I don't think the "community" can restrict it. And why would they? Wouldn't they want the homes in the community to be safe and of good quality? That just doesn't make sense to me.
The whole thing sounds extremely shady to me. You can probably go down town and find out what restrictions the community has. When a developer gets the property, he can lay certain rules in place (ex. NO above ground pools). It should all be in public records somewhere.
Your PM is right that they are not obligated to fix anything that is not a code violation. However, I have found that our PM and Ryan has gone above and beyond to make the customer happy.
On a personal not, if they had less than $5000 of my money, and I found out it WASN'T against the rules to get my own inspector, I would tell them I'm walking away if they didn't allow it. But that's just me.

Question for you all since we are sharing, we haven't broken ground yet and the homes in our community dropped 10k. We asked our PM can we have it adjusted and after a 4 day wait he finally said that some of the options we chose cost more now along with closing help makes up for the 10k. He also said that the price drop was so they could sell out the last 3 non-culdesac lots because buyers are pressuring for the release of another section, I have a feeling he was saying just be happy with what you got in a really nice way. The website doesn't say anything about a non-culdesac lot it looks like it did when we wrote the contract only 10k less. What do you all think?

@Carlito - Typically once you negotiate your price and sign your contract, anything that happens to the base pricing in your community including incentives will not apply to you...it's kinda like the fine print that says previous sales not eligible.
HW I talked with a Ryan employee about this post, and they also confirmed what your PM said was totally incorrct! They said if you were to notify management your PM would get into a lot of trouble for lying to you! Just thought you should know.

BD did you ever ger the estimate for the spa shower? Our PM said they don't do it and warned me to stop visiting these blogs. If it is a reasonable price then I am going to press for it. What all comes in it anyway?
